What exactly are Eco-Villages

It is located within a vast territory of 400.000 SQMTs in a wonderful valley; only woods and a stream, century old olive trees and hills as far as you can see. This is what borders the Alcatraz park; 4 million SQMTs of green. The European Community has  registered this place as a Site of Community Importance “SIC”.
The Solar Eco-Village or Ecovillaggio Solare  is located between Perugia, Umbertide and Gubbio, 12  kilometers from Parlesca (we promise, there are no traffic lights around), where you can find a bank, a supermarket and an elementary school.

A great opportunity for making an important choice
The Eco-Village is made up of 5 groups of houses in an area of approximately 1.5 kilometers therefore feel assured that overcrowding is impossible. You can choose between homes located in neighborhoods (with surrounding houses) or isolated and lonely conditions if you prefer living on your own.
A group of houses can be found alongside a wonderful stream, another group of houses is located on top of a hill, other homes as situated in between the two previously mentioned locations. Some rest upon a hillock, others are “lost” in the woods. There are ancient, traditional homes built in stone, homes constructed with modern earth-quakeproof cement, wooden homes in lamellar panels either painted or covered in stone. You can choose your ideal home in your ideal finish. We like the idea of choice because it encounters every single person’s aspirations. We feel that diversity is a resource for mankind.

All the quality that counts
All the homes listed are characterized through the use of high quality raw materials and efficient, energy saving installments. The raw materials used are non toxic. All houses are completed with thermal solar and photovoltaic panels, a dual hydraulic plant for  high quality heating and cooling at extreme energy saving conditions. Every single apartment comes with  a 2000 SQMT garden, a vegetable patch, fields and woods. These open air properties can eventually be increased if one desires to cultivate or own more land.
It is a place conceived to make life easier, to facilitate and even induce social relationships offering opportunities of sharing and cooperating. No obligations, no one forced into anything, no ideologies to follow, just the deep and sincere desire to develop and share experiences in a different manner compared to standard city built  apartment buildings where nobody says hello as you walk down the aisle.

You buy your apartment and you automatically become co-owner of a share of 200,000 SQMTs of land, of a collective/community laundry, of a ball room/dancing and recreation area, of laboratories, of a bar  and restaurant along with a  hotel with 10 rooms, a photovoltaic installment and a  centralized  hydraulic  irrigation plant. A way  for rationalizing the concept of home. You don’t need a guest room anymore because your apartment   “owns”  a share of  and shares 10 bedrooms which you can use without any extra fees or costs.
The “apartment building areas”  are conceived in such a way to give owners the opportunity to create and invent cultural as well as economic activities that can bring an economical advantage to the entire community. How much does it cost?

For those who have difficult or disadvantageous economical situations there is the opportunity of adhering to a group of self-constructors/self-builders, of obtaining a change of use for agricultural land bought at € 10,00.- per SQMT consequently  transforming it into residential zoning (we have already obtained a positive response from the Perugia City Council) thus building your own house in togetherness with a specialized cooperative society that works with funds obtained from the European Community in  sustainment/aid  to  popular construction.

The possibility of diminishing costs by buying apartments at various phases of construction (for example; you can choose inner finish and work on it yourself instead of having a builder/plumber/carpenter work in your place)

The financial aspect of the entire operation as well as  the technical and economical supervision are run by the Banca Etica which  is partner of the consortium who manages the building/construction of the project.

Prices starting from € 2,000 per SQMT. 40, 60, 80, 100, 120, 150 SQMT apartments available. The Banca Etica, through its participation in the consortium, runs and supervises the entire project. Sergio Los and  Natascia Pulizer, who both have 30 years of experience regarding ecological construction and engineering, have taken care of and managed all territory analysis and projecting applying architectural and thermal criteria based upon the local climate.
Professor Maurizio Fauri of the University of Trento did all verifications regarding energy efficiency.

The raw materials used for construction have been supervised from a toxic point of view so as to guarantee upmost quality in components. Analysis was done by the Conal Institute of Milan with the supervision of Doctor Corrado Giannone. All choices made regarding raw materials were assessed by a working group of the Libera Università di Alcatraz that already boasts a 30 year experience in constructions as well as the restoration of existing homes.
The companies who run the project from a building and construction point of view are Service Legno and Safra with which we of Alcatraz have already, in past experiences, cooperated on large projects here and elsewhere. Both companies are absolutely trustworthy.
The Solar Eco-Village will have  the Energia Arcobaleno brand mark associated to  it’s name.

Should you choose an apartment  and should  you have clear ideas regarding  the characteristics with which you intend to finish it internally, you can book it by anticipating € 5.000.- (five thousand Euro and the money can be refunded). Banca Etica will keep it in consignment and it will be used to put technicians to work regarding any changes you wish to be made on the initial project. But believe us, we do need a guarantee which shows you are truly interested in buying one of the houses we’ve proposed.
At this point in time we will prepare detailed estimates and calculations regarding the final cost of your apartment including any changes and/or modifications you have chosen to include. We present you the estimate and only then can you decide whether you wish to buy or not. Should you answer be positive then we will fix an appointment with the notary, should it be negative we will reimburse you  your € 5.000.- (five thousand Euro).
